Elevate Apartments maintains a No-Pet Policy. Pets are not permitted on the property unless explicitly approved in writing under a separate pet addendum.
This community-specific policy is designed to protect the health, safety, and comfort of all residents of Elevate Apartments and to preserve the condition of the property.
Elevate Apartments fully complies with the Fair Housing Act (FHA) and all applicable state and local fair housing laws. Animals that qualify as assistance animals are not considered pets and are not subject to this No-Pet Policy.
An assistance animal is an animal that:

Applicants or residents of Elevate Apartments requesting an assistance animal must submit a reasonable accommodation request. When the disability or disability-related need for the animal is not readily observable, we may request reliable documentation consistent with HUD guidance. We do not request details regarding the nature or severity of a person’s disability.
All requests are reviewed through a standardized, confidential, and interactive process to ensure compliance with fair housing requirements.
To support compliance, consistency, and privacy, Elevate Apartments utilizes PetScreening, a third-party platform designed to assist housing providers in reviewing assistance animal accommodation requests in accordance with FHA and HUD guidelines.
There is no cost to applicants or residents to submit a reasonable accommodation request for an assistance animal through PetScreening.

No pet fees, pet deposits, pet rent, breed restrictions, or weight limits apply to approved assistance animals at Elevate Apartments. However, residents remain responsible for:
These obligations apply equally to all residents.
Elevate Apartments is located in Waterloo, Iowa. Animal owners are responsible for complying with all applicable local, state, and federal animal control, registration, and licensing ordinances.
Elevate Apartments does not administer, enforce, interpret, or provide legal guidance regarding municipal animal registration requirements. Any such requirements are established and enforced solely by the applicable governmental authority.
To the best of our knowledge, the City of Waterloo’s animal registration ordinances apply broadly and may include assistance animals, including Emotional Support Animals (ESAs) and service animals. Compliance with municipal requirements is the responsibility of the animal’s owner or handler and is separate from Elevate Apartments’ reasonable accommodation process.
Residents are encouraged to contact the City of Waterloo or its designated animal control office directly for current and authoritative information regarding local requirements.
An assistance animal must not pose a direct threat to the health or safety of others or cause substantial physical damage to the property that cannot be reduced or eliminated by a reasonable accommodation. If such issues arise, Elevate Apartments will engage in an interactive process before taking any action, as required by law.
This Elevate Apartments policy may be updated as laws or regulatory guidance change. Our goal is to ensure equal housing opportunity while maintaining a safe and well-managed community for all residents.
For questions or to request a reasonable accommodation, please contact the Elevate Apartments management office.
